This spectacular barn conversion is wonderfully roomy with beautiful decor and furnishings, offering space for up to 10 guests in the coastal village of Titchwell in north Norfolk.
This gorgeous, unique property is perfect for a large group, with a total of 5 en-suite bedrooms sleeping up to 10 in this glorious coastal location at Titchwell. Only 2 miles from Brancaster and Thornham, Sea View Barn boasts uninterrupted sea views and those huge Norfolk skies from most of the rooms and especially from the upstairs sitting room which has a wood burning stove and a wall of glass leading onto a balcony.
This extremely spacious barn conversion (6000 sq feet) offers five bedrooms all with en suite facilities, a good sized garden to enjoy the view and four separate seating areas within the house in which to relax. One of the most lovely features of the barn is the number of large doors that open out to the both the garden to the rear and the courtyard to the front.
One of the sitting rooms has large doors on both sides to completely open the house to the sunshine.
The garden is sheltered and completely private and offers fabulous views over the field behind and out to the sea. There is a formal dining room with seating for ten and a smaller dining table in the kitchen. With parking for numerous cars, an outdoor run for pets and just a short 15 minute stroll down a quiet path to the beach where you may see seals frolicking in the lagoon, Sea View Barn is undoubtedly a very special place from which to enjoy a holiday on this fabulous stretch of the beautiful North Norfolk coast.
You also have the choice of two restaurants on the doorstep; Titchwell Manor which has been awarded a third AA rosette for its restaurant (which also offers informal dining in their Eating Rooms) and Briarfields Hotel with a lovely decked area overlooking the marsh, bird reserve and a children's play area. You are minutes away from the famous RSPB bird reserve and may well see many of its residents
when sitting in the barn's garden.
The fabulous Thornham deli/store is a 25 minute walk away or just a 5 minute drive by car. Here you can buy newspapers, some of the best local produce in the area or simply pop in for breakfast, lunch or coffee and a slice of cake!
Titchwell is right on the North Norfolk Heritage coast and home to the famous RSPB reserve. The sight of the geese flying overhead in the Autumn is one of the most incredible sights you will see. There are two good places to eat including Briarfields Hotel and the acclaimed Titchwell Manor. Brancaster is a couple of minutes drive away.
Front door leads to the main entrance hall, there is a grand stone staircase leading up to the upstairs twin bedroom and access to the dining room, kitchen and downstairs WC.
Kitchen & Diner
An extremely spacious room, with an extensive range of units and a large central island. There is a range style cooker with ceramic six ring hob and double oven, microwave, an American style fridge/freezer with ice and cold water dispenser and Nespresso coffee machine. The central island has a twin butler sink, dishwasher and granite worktop. There is a pine dining table with ten chairs, wall hung television and French doors open out onto the rear garden which boast lovely views out to sea.
Accessed via a stable door from the kitchen, the separate utility room has a door out to the front courtyard a number of fitted units, sink with drainer, washing machine and tumble dryer. The heating system boiler is here and this is the cosy room that dogs are requested to be kept in whilst they are inside the house.
Accessed from the kitchen, across the main entrance hall, the formal dining room has a large table and ten dining chairs and dresser. French doors open onto a small balcony looking out to the front courtyard.
Accessed via the main entrance hall, the spacious guest cloakroom has a WC and wash hand basin set in a stone surround with mirror over.
The main entrance stone staircase leads to a twin bedroom. A large room with twin beds and wall mounted television. Arched French doors open on to a Juliet balcony looking out to the woods at the side of the property. Please note this bedroom is the only bedroom upstairs in this part of the house, it is a lovely room and ideal for slightly older children but may not be suitable for very young children who need to be close to their parents. The alternative twin room opposite the master suite is much more suitable for young children.

Bath with hand held shower attachment, wash hand basin and heated towel rail. The main public rooms are all open plan but are cleverly designed so that each still feels distinct and separate.
Accessed directly from the kitchen there is a small sitting area, with a three seater sofa, armchair to match, large leather easy chair with footstool and coffee table and iPod dock. The staircase up to mezzanine seating area can be accessed from here.
The sitting room is a lovely bright room with a set of French doors (with additional opening windows) on either side of the room allowing light to flood in from the rear garden and front courtyard. The views out across the garden and field towards the sea are lovely. There are two large comfortable sofas, a footstool, wood burning stove and side tables.
From the sitting room, you enter the television room. There is a very large television and DVD player, a large corner sofa that would seat eight comfortably, separate footstool and coffee table.
Downstairs Double Bedroom 1
Accessed from the television room, this extremely large room has a superking size bed, built in bedside tables and reading lamps that you can angle for best position. A large array of built in wardrobes, dressing table with chair and mirror and television. This room has large windows out to the front of the property and its own door in from the rear garden. This could be useful for guests who are less able, this room is easily accessible from the car parking areas at the house.
Downstairs Double En-Suite
A large room with twin wash hand basins set in natural stone tiles, large mirror, walk in shower with overhead rainfall shower, WC and heated towel rail.

Also accessed from the television room is a double bedroom with king size bed, window to the rear garden and views across to the sea. There are bedside tables and lamps, built in wardrobe with shelves and hanging rail.

Mezzanine Sitting Area
With a bannister and windows to the front courtyard, this room has a two seater sofa, two Fatboy giant bean bags, wood burning stove and French doors with side opening windows leading to a balcony from which the view across the fields to sea beyond and church in the village are stunning.
Accessed from the mezzanine sitting area, the master bedroom is a large room, with a king sized bed with built in bedside cabinets with reading lights on a slightly raised platform with a wooden bannister around. There are original beams dominating the middle of the room and a separate dressing room with fitted wardrobes. There are two chests of drawers, a dressing table with mirror and
velux windows to enjoy the lovely views to the sea.

A bright room with roll top bath with central wall mounted tap, twin wash hand basins with mirror over, WC, heated towel rail and separate shower cubicle with overhead rainfall shower head.

Entry to the main courtyard is through an electric gate, there is adequate parking for several cars in the enclosed courtyard area. Through the arch is the main front door to the house.There is a gated area with a door leading to the rear garden that is shaded and cool and can be used as an outdoor dog run, should you wish to leave your dogs behind when you go out or prefer not to have them in the house.The rear garden is laid mainly to grass with a wooden fence all round and uninterrupted views across the field to the sea, there is a wire fence behind the wooden fence meaning the main garden is fully enclosed. There is garden furniture and seating for ten and a BBQ.Through a five bar gate at the end of the garden is a second gravelled parking area, ideal for keeping a boat during your stay. This is accessed from the road via a second five bar gate. In total there is adequate parking for 6 - 8 vehicles.Just a short walk from the house is the public footpath “Gypsy Lane”, a lovely 15 minute stroll across the marsh will bring you out onto the beach to the West of Brancaster Golf Club.
